Feeling too embarrassed to ask. Thinking it's easier to just pretend you understood than to ask them to explain it again — because even if they did, you're not sure it would make any more sense. So you tell yourself: let's just get through this.
I know that feeling. Not because someone described it to me — because I've lived it.
My name is Misaki Oshiro. I'm originally from Japan, and I've built my real estate career here in Auckland. I understand what it's like to arrive in a new country and face decisions that carry enormous weight — in a language that isn't your mother tongue. Even when you know exactly what you want to say, the nuance doesn't come across. People misunderstand you, or they simply don't grasp what you meant. And the same is true in reverse — when professionals explain things in English, the subtlety gets lost before it reaches you.
This nuance matters. And I understand it from both sides.
「英語ではうまく言えないけど、こういうことが言いたいんです…」その"こういうこと"を、私は日本人だからこそ理解できます。
"I can't quite explain it in English, but what I'm trying to say is something like this…" — That something like this, that meaning you can feel but can't translate, I understand it because I'm Japanese too.
In Japanese, we have the concept of 安心 (anshin) — that deep sense of reassurance that everything is truly okay, not just on the surface but underneath. That's what I want every Japanese client to feel when they work with me. Not just "I think I understood," but "I'm certain. I'm comfortable. I can move forward with confidence."
Why Language Matters in Property
Auckland's property market moves fast. Auctions, multi-offer situations, and conditional contracts demand quick, confident decisions. But for Japanese speakers, the challenge goes beyond vocabulary:
Misunderstood contract conditions can lead to unexpected costs, failed settlements, or legal disputes. A single clause — like a finance condition deadline or a LIM report disclosure — can change everything. In New Zealand property law, terms like "chattels," "cross-lease," "unit title," and "unconditional offer" don't translate intuitively. They carry specific legal weight that translation apps simply cannot handle.
Auction dynamics require split-second decisions. If your mind is working to translate the auctioneer's calls, you're already a step behind.
Most Auckland agents speak no Japanese beyond basic greetings. They may be excellent agents, but they cannot sit with you and walk through a Sale and Purchase Agreement clause by clause — in the language you think in. And even among agents who can speak some Japanese, very few have a strong track record of consistent sales activity. Unless you are actively working in the current market day in and day out, it's difficult to give clients truly informed, up-to-date advice. My sales history speaks for itself — I am consistently active across Auckland and deeply familiar with today's market conditions.
Cultural nuance matters as much as words. In Japanese culture, we don't always voice our concerns directly. There's a layer of 遠慮 (enryo) — that instinct to hold back, to not cause trouble, to say "it's fine" even when it isn't. A non-Japanese agent might take that at face value. I won't. I know when to ask the question you haven't asked yet, because I understand the way we communicate — and the things we leave unsaid.
There are feelings in this process that simply don't have an English equivalent. The weight of 責任感 (sekininkan) — the deep sense of responsibility you feel towards your family when making a decision this significant. The need for 丁寧さ (teineisa) — not just politeness, but genuine care and thoroughness in how information is presented. These aren't things I learned from a textbook. They're part of who I am.
